What is my property worth??

Don’t guess what your property is worth – know what your property is worth.

 

I will visit your property and note any recommendations to be made in order to make your property more marketable and provide you with a comprehensive market analysis (CMA) specifically for your home.  I will identify comparable properties that have recently sold and properties that are currently for sale (your competition).  With this information, your objectives, and current market conditions, I will present you with a pricing proposal for your property. 

 

Paperwork
There are many forms and paperwork involved in the selling of residential property in the State of Connecticut. We will discuss agency relationship, the Listing Contract, the Multiple Listing Service Input form, and State of Connecticut Consumer Protection Property Disclosure forms. 

 

Marketing
I will create a personalized marketing plan for your property. Reviewing an offer
When we are presented with an Offer to Purchase from a buyer’s agent, I will work with you to evaluate all of the relevant terms. 

 

The Offer to Purchase should include:

  • Offer price
  • Closing date
  • List of contingencies including mortgage commitment date, and date of completion of satisfactory inspections including but not limited to structural, pest, septic, radon, pool, tennis court.
  • Personal property to be included or excluded in the sale of the property. 
  • Date at which formal contract of sale will be signed and balance of deposit (10 % total) given.

 

I will work closely with your real estate attorney during the entire process.  Counter offers may be needed before buyer and seller agree on all terms.  Faith realizes that it is important to keep the momentum going during this process and to manage the many emotions that arise between the parties involved.  I will always take the time and explain what your options are so that you can make wise decisions regarding your next course of action. 

 

Contract

The seller’s attorney prepares a Contract of Sale.

 

The Contract of Sale will include:

  • Purchase Price
  • Mortgage contingency and expiration (if applicable)
  • Closing date
  • List of personal property included or excluded in sale
  • List of any work seller agrees to complete prior to closing or any credits to buyer as a result of inspections

 

 The Contract is reviewed by the buyer’s attorney and then signed by the buyer at which time the balance of the deposit (typically 10%) is deposited in the buyer’s attorneys’ escrow account. The seller signs the contract and the property is now “pending”. 

 

Closing

On the day of the closing, the buyer will do a “walk thru” inspection of the property.  The closing typically takes place at the seller’s attorneys’ office. The seller will convey the deed to the buyer as well as the keys, garage door openers and any other pertinent information.  Adjustments will be made with regard to real estate taxes and any remaining fuel in oil/propane tanks.  Conveyance taxes to the city and state will be paid off as well as any mortgages.  The deed will be recorded at the Town Hall.
